We do not require a deposit. However, all tenants must provide a UK-based guarantor  
All bills are included in the rent: gas and electricity (up to a cap of £40 per month per tenant), water and 1GB fibre broadband with strong coverage throughout the house. 
Our student homes are exceptionally located. All but one are 5 minutes’ walk of the main campus and one situated in a pleasant residential area of Newton just 5 minutes’ walk of the Kingsway campus but still within a comfortable 15 minutes’ walk of the main campus.
Yes, all our student homes have on-street parking and the one in Newton also has off street parking for two cars.  
Pets are not permitted due to the shared nature of the houses and allergy considerations. 

Guests are allowed to stay for occasional overnight visit. 

Couples are not allowed as rooms are strictly for single occupancy. 
Our student homes come fully furnished with all essential furniture, white goods and ready to use living spaces.   
All you need to bring is your own bedding and personal belongings, as well as your own posts and pans, crockery and cutlery which you keep in your own dedicated set of storage kitchen units. 
You report issues directly to our Maintenance Man, Paul, via WhatsApp. He responds quickly and handles repairs, usually within 24–48 hours for non-urgent issues.
Under the Renters Rights Act 2025, all tenancies are Assured Periodic and not fixed-term. However, our student tenancies operate around the academic cycle from July to the following June. You are welcome to stay on for the next cycle (provided your room is still available). 
Rents are paid monthly by standing order. Monthly rent is calculated by multiplying the weekly rent by 52 (weeks) and dividing by 12 (months), so your payment stays the same every month.
